Anyone who takes these people up on this offer should understand that under these terms the buyer will be represented by a real estate professional but You, the seller will not be. This could put you at a disadvantage. Also most often the commission paid to the selling realtor, the realtor who brings a buyer is almost always 2 1/2%. It can be 3, but that is very rare. Furthermore,. The selling realtor is paid a commission for technically bringing a buyer, but in this case the buyer would be coming directly through MOL, not through a realtor, so under these circumstances I would expect the Buyer to pay their realtor/advisor, not the seller.

Finally, any potential seller should understand that in this very strong sellers market many (but not all) properties are selling above asking price with multiple offers. The best chance a seller has of achieving the highest possible price is to expose the property to the widest possible audience, and this proposal would not allow you to do that.

You can be represented by a realtor on both ends of this situation but you will always be represented by a lawyer and they do 90% of the transaction negotiating. Maybe your getting ready to list ..this is a great lead for sellers AND realtors. Get them into your new listing ASAP!

Have you taken out an ad in/checked the MOL Classifieds? That is probably the best MOL resource to use in obtaining your goal.

I did not mean to imply that they were charlatans,. Just that the proposition in the original post seemed more beneficial to a potential buyer than a potential seller. Actuall most of the time, especially in the niche this buyer is in, most if not all bidders are well qualified and it is the listing realtor not the attorney who usually helps the seller assess the strengths, weaknesses and qualifications of each buyer. Furthermore, although attorneys conduct most of the negotiations during attorney review it is the listing realtor who advises the sellers during the initial negotiations. Also a good realtor will be very involved during home inspection negotiations and will often smooth the way behind the scene when issues and roadblocks arise.

I have to agree completely with Sarah on this one. We recently sold our Maplewood home. We had 13 offers after a single open house. It was our realtor that helped us through the subsequent bidding, assessment of potential buyers strengths/weaknesses, and negotiations related to the home inspection. Our attorney had nothing to do with any of it.

And the ultimate selling price of our home was well above expected and well above recent comps in our area. I would most definitely not sell a Maplewood/SO home today without seeing what I could get in a public process (unless, of course, the potential loss of $$ was worth it to me to avoid any hassle).
