Reassessment Meeting at Maplewood Town Hall

Maplewood Reassessment Meeting
Tuesday, May 24th -- 7:30pm at Town Hall

Representatives from Appraisal Systems Inc (ASI) will give a presentation on the upcoming reassessment. They will answer questions regarding residential homes reassessment, the reassessment process, provide contact information, etc. Meeting will be broadcasted live through the Township of Maplewood YouTube channel. FiOS (Ch. 24) and Comcast (Ch. 35) customers can also watch the meeting. We'll accept questions, live, at the following email address: askthetc@twp.maplewood.nj.us

South Orange residents are invited to attend or watch as the information is applicable to both towns.

Typically some taxes will go up and some will go down

Yikes is used to express fear or surprise. You will find a more detailed description in the dictionary.


But "fear or surprise" at the fact of the meeting, or the reassessment ?

Mine went down after the last one, which means it'll probably double after this one.

once we saw a pretty substantial increase.  Another time it was a  decrease.  There's been a bit of volatility in relative property values in the past 15 years.  I have no idea how it's likely to work out this time.

ok- following on from the new kitchen/bathroom  comment above. I updated my kitchen- tho keeping same everything (appliances, water, gas, etc)in place, only painted my cabinets, put in new countertops and flooring, and backsplash. Looks "new" to me, but just cosmetic changes. Does this qualify as "new" for tax purposes? Do they have copies of the floor plan or photos from the last time they were here so I can "prove" there was only spit and polish done? Or, because it "looks" new, it is considered so ?

That one sounds like a judgment call, but I wouldn't be surprised if it hit the higher end...not sure that appliances matter either way (a Wolf range in a crappy kitchen is still a crappy kitchen) but seems like everything else (save for NEW cabinets) was done .


This is all about setting a comparative market value on each property (land plus improvements).  If the "cosmetic" updates to the kitchen are likely to result in the property as a whole selling for a higher price in today's market than it would otherwise, the value given to the kitchen portion of the assessment could go up somewhat.  Remember, the assessment will be based on the value of the entire property, not just the kitchen.  If the remainder of the property remains unchanged, the over-all assessment may not be impacted by that much.

Fear of the reassessment which would and did lead to a subsequent increase in my taxes. And if history is anything to go by will do so again.


mine stayed about the same.  Doing these revals more frequently is better overall because the adjustments up and down will be smaller.  The real issue this year is the state increase in health care costs of 23% for municipal employees.

Mine went up 35% last time with no improvements made between revals. I challenged. They produced one house 3 blocks away on a quiet road that sold for nearly twice what I paid for my house. Between this reval and the tax hike I may have to move out of this county.

Fear of dried brain... that's why I gave up reading most anything except the tv listings and Maplewood Online.

check out union county, I know some friends who moved to union…. Instead of making the right on vauxhall …. Go left…
