AIA New Jersey Creates Task Force on Lightweight Wood-Framed Construction "The Task Force will make advisory recommendations on containment methods and use of lightweight wood-framed construction materials"
Also, Per the NJ Code Office Trenton, to avoid delays in construction, specifically in Maplewood and Princeton, Avalon Bay has voluntarily stated it would increase fire protection adding sprinklers in concealed spaces and heavier separation walls and more...likely going to NFPA 13. This is a big change, as concealed spaces are typically un-conditioned spaces, and as such require more expensive sprinkler systems that are not water based, rather chemical/antifreeze or dry systems.
The Edgewater buildings were completed in 1996 and were built under 1993 BOCA Code, in effect at the time. Between current applicable codes- IBC 2009, coming new State recommendations, and Avalon's recently stated intent to increase fire protection, new buildings should hopefully prove to be safer for their occupants.
