BGR The Burger Joint will open in The Gateway building

South Orange, New Jersey: A hamburger chain will open a location in South Orange.
BGR The Burger Joint will open in The Gateway building at 9 West South Orange Avenue in the South Orange Village Center, next to the South Orange Train Station. Menu items include hamburgers, hot dogs, chicken, shakes, and salads, and there are locations in Georgia, Maryland, New York, South Carolina, Tennessee, Virginia, and Washington, DC.
The Gateway building, which contains apartments, a hair salon, and a fitness studio, was completed in 2014 at the site of the vacant Biefus lot.
"In addition to bringing BGR to the residents of South Orange we're looking forward to introducing this innovative burger concept to Seton Hall students", said Ed Kelley of BGR in a statement.
According to a press release, the location is expected to open in the early fall. 
"I think that's a really big deal, and says a lot about how the South Orange Village Center is becoming a real destination downtown for new, emerging businesses", said Bob Zuckerman of the South Orange Village Center Alliance in the 'Village Vibe' newsletter.
The space was previously occupied by a franchise of Mara's Cafe and Bakery, which closed in February after less than a year in business.
BGR officials did not respond to requests for comment.

I'm glad something is going in the space. It's a great spot and a well-run casual eating joint should do well there.

I am assuming that somebody will bitch that there is no gluten free organic vegan locavore farm to table burger option.  Oh and then there will be a complaint that thy refuse to toast the buns.


Actually, Not that it seems like a place I'd frequent, but they do offer lettuce wraps and burger bowls, whatever that means. So seems like there are some GF options.

In Maplewood, we would rather have a vacant lot than ever allow a chain store.


The entire Gateway building just sold for $33 million. Which apparently sets a per unit record for Essex County.

There is a PILOT.  The reassessment will have no affect.  The PILOT will have to be transferred to the purchaser, which is done by a BOT resolution. 

eta - This was previously done with the sales of Gaslight Commons and The Avenue. 

The existing PILOT no doubt was a big factor in the  buyer's decision to pay top dollar. On the other hand, you really have to wonder whether a PILOT was necessary in the first place - it is a choice location.

Deserves its own thread.

If PILOT, which my recollection is the case, then no benefit tax wise to SO.

What are benefits?

SO has 1 obvious prime downtown redevelopment site left - Village should evaluate closely true need for PILOT with pricing at these levels.  

Gaslight Commons was similarly flipped for a windfall, but the Gaslight profit looks paltry next to this.

Can a developer still argue financial feasibility requires a PILOT?

In addition, SO Planning board should not be shy about demanding high standards on the last development - the Gateway is not a bad building, but  it's not anywhere close to the quality of 3rd & Valley or the Avenue or The Mews - on the exterior.  Might have very high construction quality on interior, can't say.

Hint to Planning Board:  Just because something looks like "stone" on a rendering doesn't mean it is - we don't need any more styrofoam buildings.


I stand corrected...I thought this was the site without a PILOT.  I mixed up my projects.
